Most popular area to buy real estate in St. George this summer!
There are several reasons why buying in the southern portion or "Little Valley/Meadow Valley" area of St. George is most popular and here they are:
1. Schools
2. Inexpensive power
3. Good mixture of all age groups

Washington County School District has a 4 school system which means, K-5th grade goes to elementary school, 6th-7th intermediate school, 8th-9th middle school and 10th-12th high school. Desert Hills High School also has very good athletic programs. George Washington Academy Charter School, K-8, is close by as well and is ranked 21st out 527 elementary schools.
Dixie Power is the power company that services the Little/Meadow Valley areas. They are the third cheapest power company in the nation with two beautiful new buildings close by to better serve clients.
There is a good mixture of young, old and everything in between in that part of town. There are newer schools and parks in the area so yes there are a lot of young kids, but there are also a lot of middle aged people, as well as senior citizens, which makes up a great demographic.
Most of the subdivisions in Little/Meadow Valley don't have neighborhood pools or an HOA. However, the homes are nice homes, with the majority of the occupants being the home owners, so the yards are well maintained and taken care of. Which keeps the area desirable and the values up.
The majority of the homes in the Little Valley/Meadow Valley area are 10 years old or less and many are brand new. There is a good mixture of single level, two story and some main level with walkout basements. They range in size from about 1465 sq. ft on up to. Pricing ranges anywhere from about $265,000 up to $1.5 million or more.
And last but not least the sport that is all the rage in St. George, "Pickleball". It does't matter how young or old you are it seems nearly everyone in St. George loves to play pickleball.
